A newly listed luxury estate on Siesta Key is asking nearly $30 million, the latest in a series of ultra-high-end properties reshaping the barrier island’s real estate market.
The Gulf-front property at 3990 Higel Ave. is listed for $29.995 million, positioning it among the most expensive homes currently on the market in Sarasota County. The estate spans 13,035 square feet on approximately one acre, with construction expected to be completed in August 2026.






The home is being built by Nutter Construction and was designed by Sarasota-based DSDG Architects, with interiors by Angela Rodriguez Interiors.
Plans call for seven bedrooms — five of them en suite — and 11 bathrooms, including eight full and three half baths. The residence may be offered fully furnished.
The primary suite is designed as a private retreat, featuring sitting areas, a Gulf-view balcony and a spa-style bathroom with a soaking tub and oversized shower. Additional bedrooms are planned with similarly high-end finishes.
Listing agent Adnan Dedic of Compass Florida–Sarasota said the home was designed with entertaining in mind. Interior features include a party room, wine room, custom millwork and designer lighting. The kitchen is expected to include state-of-the-art appliances and an oversized island.
Outdoor amenities will include a reflecting pool with fountains, an infinity-edge swimming pool, lounge areas and landscaped gardens. The property also includes a private deeded 20,000-pound boat lift with direct Gulf access, along with a detached two-bedroom guesthouse with its own living space.
The Higel Avenue estate joins two other Siesta Key properties recently introduced at the top end of the market. A Gulf-front home at 7366 Point of Rocks Road was listed earlier this year for $26 million, while a preconstruction home at 4050 Higel Ave. is listed at $25 million.
The Point of Rocks Road property, built in 2020, offers more than 10,000 square feet of living space on nearly an acre with more than 180 feet of Gulf frontage. The residence features multiple terraces, a resort-style pool, an elevator and other luxury amenities typical of high-end coastal estates.
Meanwhile, the 4050 Higel Ave. property reflects a growing trend toward new construction along the corridor, with plans for a modern, resort-style home designed to emphasize indoor-outdoor living, Gulf views and contemporary architecture.
Together, the listings highlight continued strength in Siesta Key’s ultra-luxury market, where inventory above $20 million remains limited and demand for waterfront properties continues to drive pricing.
Real estate observers say buyers in this segment are prioritizing newer construction, privacy and amenities that support a resort-style lifestyle, including expansive outdoor living spaces, storm-resilient design and turnkey finishes.
The concentration of high-value listings along Higel Avenue and other Gulf-front locations also reflects a broader shift in the market, as older homes are replaced with larger, more modern estates aimed at affluent buyers relocating to Florida’s Gulf Coast.
As properties approach and exceed the $30 million mark, Siesta Key is increasingly competing with other top-tier coastal markets, signaling a continued evolution of the island’s luxury real estate landscape.
