Prime Location with a friendly atmosphere at Sunset Royale

Sunset Royale’s location could not get any more prime: the 34-unit condo community is steps from Siesta Public Beach, and walking distance to the Village.
“The best thing is that it is right across the street from the beach,” says Rental Manager Diana Cole. The community sits across from the new shaded picnic pavilions that were added as part of the County’s $21.5 million upgrade to Siesta Public Beach.
“A lot of the seasonal owners will go across and enjoy the nice, shaded picnic tables,” Cole says. “I even go over there for lunch.”
In addition, all but three of the 34 units have unobstructed views of the Gulf and sandy beach, Cole adds.
To top things off, notes Keith Redding, real estate broker and co-owner of Key Solutions Real Estate, the condo community received an expansive $3-million renovation a few years ago, bringing the building up to current codes. Upgrades included a new roof and new impact-resistant windows and doors. “The big ticket items were done,” Redding tells Siesta Sand.
According to information from MLS, the building was also 100 percent re-plumbed with modern piping Pex piping and a new drain system.
The landscaping, included some new tropical palms, was also upgraded at the time, Redding said.
“It is literally steps right to Siesta Key Beach,” says Redding, who has a rarely-available two-bedroom, two-bath unit in the community listed on the market. “That makes it a prime location.”
Unit owners at Sunset Royale are made up of some seasonal residents, a few year-round residents, and investor owners, Cole says.
Sunset Royale is an excellent community in an ideal location on the Key for owners who wish to rent out their unit, says Bob Ruiz, a Realtor at Key Solutions. “For those looking for a Sunset Royale vacation unit there are many options: VRBO, HomeAway, Rent by Owner, etc., and importantly, there is a full-time rental manager on site to assist owners and renters alike,” Ruiz tells Siesta Sand.
Units seldom come on the market, and the three recent sales have all garnered a sale price above $400 a square foot, notes Ruiz.
Recent sales at Sunset Royale, however, have been below the median sale price over the past year on the Key for waterfront properties, Ruiz adds.
“Sunset Royale, located across Midnight Pass Road from the beach but with unobstructed views, is at the lower end of the price spectrum — and is a good value for those seeking Gulf and beach views.”
Sunset Royale is situated right next to a crosswalk that leads to the beach. “We get a lot of compliments that it is a beautiful view,” Cole says. With its Royal Palms and tropical landscaping, it fits right in at its waterfront locale.
In addition, the community has a friendly atmosphere.
“A lot of the owners or renters will say hi to me, ‘we’re going out for a walk,’” says Cole, the rental manager. “Everyone is super friendly, and I always have my door open and am talking to guests.”
And while the community does not have a swimming pool, not many folks seem to mind that. “You have the biggest swimming pool right across the street,” Cole says.
Recent sales and current listing:
The two-bedroom unit listed for sale by Redding, at Key Solutions Real Estate, was completely upgraded. The two bedroom, two bath unit is currently listed for sale for $575,000. At 1,077 square feet, the listing of the renovated unit works out to $533 a square foot.
That price comes with some top features — including a renovated kitchen with granite counters, wood cabinets, and stainless steel appliances. The third-floor unit has large tiles throughout, and a sitting room offering stunning gulf views. Unique to condo living, this residence is located on the third floor, and has no other residence attached on either the sides or above, providing quiet and privacy for guests. “This is a very unique unit,” Redding says. “It is attached to the rest of the building by hallways, but it is kind of on its own. You don’t have to worry about noise.” Two bedroom units in Sunset Royale are very rare on the market, Redding adds.
- In April, 2016, a one bedroom, one bathroom unit with 787 square feet sold for $378,000, or $480 a square foot. The updated unit was marketed as “a beautiful turn-key living space with beautiful panoramic views of (and easy access to) the island’s biggest ‘swimming pool,’ the Gulf of Mexico.” It has a modern, updated kitchen. The unit has an extra converted balcony space.
- Another one-bedroom unit sold for $385,000 back in March, 2016. With 787 square feet, the sale worked out to $489 a square foot. According to the MLS listing, the first-floor unit has French doors leading to a private, paver patio and equipped with amenities such as new oak cabinets with granite counter tops in the kitchen, the custom bathroom with Travertine marble “walk- in seated shower “and was recently furnished.
- Another one-bedroom, one bath unit sold for $368,000 in May, 2016. According to the MLS listing, the 2014 revenue generated by the turnkey furnished unit was $35,000.
