Well managed, and no shortage of amenities at Peppertree Bay

Peppertree Bay CondosPeppertree Bay is a beach to bay condo community with 362 two and three bedroom units. It features a variety of floor plans, including garden villas, town homes, and high-rise buildings.

For Gordon Dillon, who lives in one of the six-floor buildings, it is the perfect place to hang his hat. In 2014, Dillon, who is retired, planned to move full-time to the Sarasota area. So he began looking, and after he sent his realtor all over the area, he decided he wanted to live on Siesta Key and in Peppertree, specifically. The community is perfectly situated on the island and well managed, Dillon said.

I’ve been a board member of condo associations for many, many years,” including a 35-story tower outside Chicago, “and this is probably the best run of any I’ve seen,” Dillon told Siesta SandDillon said about half of the owners at Peppertree reside either seasonally or full-year and the other half mainly use their units as an investment vacation home they rent out.

“On-site rental management makes it easy for owners who wish to rent their units,” notes Realtor Bob Ruiz, of Key Solutions Real Estate. The rental period is a one-month minimum.

Additionally in-house maintenance ensures the excellent upkeep of the property and can assist both renters and owners as issues arise, said Ruiz, who has a two bedroom unit for sale, “a lovely two/two with amazing bay views.”

peppertree1The asphalt street, driveways and all parking areas were recently re-laid with attractive brick pavers and the landscaping at the entryway just beautifully re-done. “Peppertree prides itself on the appearance of its property – particularly noticeable at Christmas-time when the community is decorated extensively,” Ruiz said.

Dillon noted that when the new pavers were installed, the “project was managed in a superb manner” so there were no major inconveniences for owners.

Dillon said another recent upgrade is a small but “neat feature.” The community replaced every call box so now when visitors or delivery people call into a unit, the call can go directly to a mobile phone. “Now, wherever I am in the world, if someone rings my doorbell,” Dillon, for instance, can let in the cleaning person or ask a delivery person to drop something off at the office.

peppertree2When it comes to amenities, guests can enjoy the waters of Siesta Key beach in a comfortable lounge chair or relax under the shade in one of the tiki huts on the beach. The property includes two tennis courts, two club houses, a top-flight fitness center, two swimming pools nestled in a garden setting, barbeque and picnic areas, and a fishing pier directly on Sarasota Bay.

About half of the units in Peppertree have been renovated, Ruiz said, and there has been a recent trend towards renovation. Many of the unit upgrades are extensive and cost upwards of $40,000.

Dillon upgraded his unit after he moved in, installing “beautiful new tile” and sprucing up the bathrooms. Many of his neighbors have recently renovated, or partially renovated, their units as well.

Recent sales and listings:

• There are currently six two bedroom, two bath units for sale. Three units are on the Gulf side of Midnight Pass, and three on the bayside. Floor plans vary and range from 975 to 1,200 square feet. Listing prices start at $399,000 for an interior unit to $610,000 for a full-on bay view — to $639,000 for a Gulf/pool view unit.

peppertree4The two bedroom, 1,180 square foot unit listed by Ruiz is “turnkey furnished.” It has views of the Intracoastal and bay from the wall-to-wall glassed lanai. Crown moldings, neutral colors, plantation shutters and ceiling fans in the living room, kitchen, lanai and both bedrooms make this home light, bright, and airy. The unit is listed for $610,000, or $517 a square foot.

Another unit for sale, at 1,163 square feet is listed for $574,000, or $494 a square foot. The unit also has bay views.

• In the past year, 8 units have sold at Peppertree — 5 on the bayside and 3 on the Gulf side. Selling prices range from $300,000 – $640,000 depending upon the degree of renovation and the location within the community, Ruiz said.
